  • Demand and supply - High demand with limited supply leads to rising standard land values.

  • Layout of the plot - The value of a plot is significantly influenced by its layout. An advantageous location, for example with an unobstructed view of the mountains, also contributes to the price increase.
  • Size - As a rule, the size of a plot of land also increases its price.
  • Development - Building land that has already been developed and is connected to the public electricity and water networks is traded at a higher price. If this development is missing, the corresponding costs are incurred additionally.
  • Condition of the soil - If the subsoil is contaminated or particularly rocky, this requires more work during construction. Although this results in a lower purchase price for the property, costs for soil remediation must be factored in later.
